Great stay. Only issue was some noisy people on the street late in the night and early morning construction vehicles. No fault of the Breakwater.

The room was clean but small - did not have a view. We did not have anyone help us check in, but they were very nice and probably thought we did not need help.

Place was very nice but our tree house arm ac unit was defective. Made huge noise throughout the night and it was not able to turn off. We didn’t get any sleep all night. Mentioned to staff in morning but they said Gregory the manager was going to call me. He never did

Nice hotel and outside ocean view & small beach. Walkable to Kennebunkport shops, yet far enough removed to be quiet. Restaurant food & drink were yummy!

Location and proximity to colony beach are excellent. Size of the room was pretty big as well. Not a ton of amenities on the property itself though. I guess the main pros of breakwater are size of room, and AC (which Colony doesnt have). Still pretty expensive to stay though...

Wonderful stay. Very clean rooms super helpful staff. Complementary bicycles were a nice touch to get into town or ride to the beach. Location was great as it was not directly in town but quick bike ride or walk.

We thought we would be staying in an old inn with a dining room and a nice view. Not our experience. We were in some building on the street, under remodeling construction. Our view was of the parking lot with water beyond. We paid too much for this accommodation. We didn’t find any open restaurant on the property. It was hard to find a check in desk. No breakfast. No coffee provided in the room. It seemed like an unfinished project that was not going well. Disappointing.

The location of the property was amazing! It was nice being a little ways from the downtown area but still having things in walking distance. The view of the marina was breathtaking! Less than 5 minute walk from a small rocky beach. Easy parking in the back of the property.

Room is clean and quiet, harbor view is beautiful!it is close to everywhere!

This is a very nice quiet hotel. Great location. Next to some nice shops, restaurant, and market. And a great men’s store. About a mile from the main shop area. Overall not a full service hotel but great for what is was. Room was upscale and clean.
