The bar. The restaurant and the room Staff goes home too early. Bar closes too early too; however, we appreciated the bartender serving us a cocktail 5 min before closing (our plan was very late).

Continental breakfast was nice with great view overlooking the water. We stayed in the wharf building. There is no elevator, the stairs are narrow and steep getting large suitcase up the stairs was challenging. The building is clearly old. The bathroom shower is in need of refresh, floor tiles in shower are old, cracked and stained. The rooms do have a fridge which has a small freezer space which was nice. There was no blow dryer in my room. Great location for walking around town. You definitely want to walk, parking is very challenging. Their is a reserved parking space right outside the building for hotel guests. Front desk is only open until 4pm.

The mini splits/ac units were a bit loud for sleeping. All else great.

Great location to all the shopping and restaurants. Walking distance.

We had a wonderful stay The Boathouse Waterfront Hotel last week. The staff was exteremely friendly and accommodating.

We stayed in the exterior building next to the main hotel. It is steps away across a small footbridge.

Passable

Brilliant location on the waterfront in central area. Busy and fun A lovely room except for a very uncomfortable sofa bed which meant we didn’t sleep the first night. It was not cheap hotel meaning we paid a lot of money for such a bad nights sleep. Front desk didn’t do anything when we reported it in the morning so we had to chase them and eventually they gave us a second room which was a great solution, but we had to chase to get this sorted out via front desk at another hotel (they shared front desk across multiple properties so not always someone on site to help) which was also disappointing. Decent continental breakfast and use of kayaks was great.

Location was perfect! Could walk to all the shops and most restaurants!! We were in the other building and it’s not as nice. Needs new carpet in hallways and fix squeaky stairs. Too expensive for dingy building and room. Disappointed

The location is amazing. Right in the town, beautiful scenery on the dock. There is an annexed building on another street. I don’t think that is clear on the website and there is no staff and 2 flights of narrow step stairs to climb. The decor feels cheap and an up market dormitory. The breakfast was DYI, paper cutlery, plates and cups. Cereal, yogurt and limited seating in the bar area. Someone else wrote, it's a restaurant with some rooms, not the other way around.

We booked a room at The Boathouse at the last minute, and we are happy with our choice, close to everything, but the room was nice and quiet. It was spacious, clean and well-appointed. We enjoyed our dinner in the restaurant and the breakfast that was included with our room was delightful. I would highly recommend this hotel!

One of our favorite suites yet and we travel a lot! We could not get enough of the balcony harbor view, magical!

The location is fantastic—you're right in the heart of Kennebunkport and can easily walk to everything, which is definitely the biggest selling point. However, the Wharf House itself was a huge disappointment, especially for the price. Our room was on the third floor with no elevator and felt more like an attic space, with very small windows and little natural light. The hallways felt dated and worn, and while the room itself appeared to have been renovated, it had more of a basic flip-style feel than a boutique hotel experience. The finishes felt inexpensive, and it lacked the charm and quality we were expecting. We could also hear conversations and noise through the walls very clearly. The biggest surprise was how different the Wharf House is from the beautiful, brand-new main building shown in many of the photos. Had I realized there was such a significant difference between the two, I would have booked differently. My advice to future guests is to pay close attention to whether you're reserving a room in the main building or the Wharf House. If you're considering the Wharf House primarily for the location, know that there are several hotels and inns within a five-minute walk that may offer a better value. The location is wonderful, but I don't feel the Wharf House delivered an experience that matched its premium price.

Beautiful views and central to everything.

Exceptional

We really enjoyed the ability to use beach chairs, towels and bikes at the surrounding hotels. The Annex where we stayed frequently had a bad smell and the noises of other guests were extremely present.
-
Very nice boutique hotel. Location is a just short walk from downtown Kennebunkport shops and restaurants. Lunch at the Boathouse restaurant was great. We would stay there again, and will recommend to our friends.
